The lease and the exhibits to the lease are pre-thought-out answers to anticipated problems that we have experienced during the 40+ years of property management .
 

 
Without the lease and policies to the lease, management would have to make decisions on a one-by-one basis. This would not only lead to chaos, but also would produce inconsistent results.

Exhibit-g.com's primary purpose is to help residents by making them familiar with our policies and procedures before move in and during your stay.

When moving what do we do about utilities? Just take them out of your name, and they will automatically go back into landlords name.

Please open cabinet doors under all sinks, have warm water trickle out of all spouts. Tub-sinks, kitchen

Window coverings, Grounds or on Property: No policial signage, no religous s
ignage, no anti-religous signage, no movement or cause signage, no placing cans in window frames or property  grounds, no flags of any kind except for yearly events tied to that flag. No tin foil it will melt plastic window frames not allowed, no solgans of any kind, no images of any kind. Its tacky and not allowed. We want a nice neighborhood and community, if you can't live with this policy its best to find a landlord who will allow it. Its important to understand this before moving in.

Divorce, One of us has to move. 
The same would hold true if you had to move for any other reason during the lease period.

Garages are to be used for automiles only, they are not storage units and not to be used as hording units.



Care and Use of Dishwasher


Fireplaces-wood stoves: You have to have written permission to uses wood stoves and fire places. Most of the properties we manage have a safty concern with there use. Missing cement between bricks will create a spark hazard going in between bricks and into the house causing the house to burn down. DO NOT USE UNLESS YOU HAVE WRITTEN PERMISSION FROM MANAGEMENT.

How to Clean A Garbage Disposal  



Auto's In Daily Use Only: Sub-paragraph 24 to lease
All automobiles shall be parked in designated areas only. No mechanical work to be done on the premises. Only vehicles in daily use are permitted on premises. No trailers, boats, RV's , etc. Unless agreed to in writing. Max. 2 auto's per unit. Other properties might consider more.

Crime victim's right to new locks-Domestic violence. "tenant pays for new locks and re-key" All changes have to match our master keys.
